Let me start with the good, the payment system on the app works well, and they are responsive when it comes to the app. Now the bad, the place was barely cleaned when I moved in. They use third-rate bug spray and lawn contractors that maintain 2724 NE 32nd 33306 which is coackroach infested, has no Iguana abatement, a sagging and leaking roof, undersized AC units, and third rate maintence repairs. As with most things in South Florida customer service is completely abismal and third world like; when it comes to scheduling a bug spray they don't call or schedule, they just show up whenever they want which meant most of the time my cockroach filled apartment was never sprayed because they didn't bother to contact me which was quite simple. The lawn was also neglected and would remain uncut for weeks despite it not raining, a cost cutting measure probably. Also, their deposit setup is a SCAM!!!!!! Anibal P, who has absolutely zero customer service skills, held my deposit like a hostage. He is not a professional. On the day of my lease end, he said he did not have time for my scheduled exit checklist, then showed up an hour early, looked around quickly and said I would be getting all of my deposit back no problem wo filling out the paperwork in front of me. My full refund was expected because I cleaned the place, have no pets, I'm single, had barely any furniture, and was there for only 14 months. After the the 15 days they decided to charge me $480 for repainting and then said they had up to 30 days to give me notice for that after going through the ridiculous pictures of things that made no sense and were clearly shown as prior paint defects in the original move in photos, Anibal was short and curt and had NO explainations and said "well you can get the lawyers involved." I moved out of state and I don't have time for nonsense SCAMS like this. Frankly, in 30 years of renting, I've never had issues like this. After several conversations, Anibal asked if I would be OK w $200 rather than $480. Ridiculous, like a hostage negotiation, supplied no adequate reasoning, was short and curt, for what? Like most slum lords, this outfit milks the 2X deposit knowing that normal legitimate people don't have time to deal w taking them to court. You've been warned.

Rich Homes Of Florida, which also operates under the name Rich Homes Management, is a French-owned investment real estate agency led by Brigitte Benichay. I'm sharing my experience to assist others who might have faced challenges with this property management group.

From my experience, this company has a unique approach to security deposits. They demand an amount equivalent to two months' rent as a security deposit. So, tenants should be prepared to pay for the first month's rent and a security deposit that's double the monthly rent. The numerous reviews highlighting their stringent move-out inspections and significant deposit withholdings align with my experience.

For those who believe that Rich Homes has unjustly retained your security deposit, especially if you're not a US resident and are uncertain about the next steps, consider the following:

1. Better Business Bureau (BBB): Search for "Rich Homes Management" on the BBB website and start documenting your complaint against the company.
2. Florida Department of Agriculture and Consumer Services: File a complaint with this department to address your concerns.
3. Small Claims Court: This is another avenue to consider if you feel that your concerns have not been addressed adequately.

Move Out Guide:
On move-out, they might instruct you to touch-up or repaint the walls. In my situation, the paint supplied by the owners was a low-grade spray paint. Attempting to touch up the walls with a paint roller resulted in unsightly marks. I advise against using their paint for touch-ups. According to Florida statutes, tenants aren't liable for faded paint, a couple of minor holes, or any damages that fall under normal wear and tear, such as marks from furniture.

I also recommend hiring professionals to clean the unit upon moving out and documenting the process. I was billed $700 for repainting, and based on other reviews, I suspect this might be a tactic they employ to maintain their properties. Furthermore, the company's level of professionalism left much to be desired. Delays in communication from the management office seemed intentional, complicating matters for tenants. I would advise steering clear of Anibal and instead, directly communicating with the real estate agent for any maintenance concerns. Despite the challenges, I'm relieved to have received my security deposit back.

DO NOT under any circumstances rent a property from this company. Beyond the nightmare (I mean, total-and-complete-nightmare-headache) their “customer service” is, they completely withheld a double deposit (not one, but two $1600 payments). They did so without notifying me why they were doing so/the reasoning, violating Florida Statutes Annotated sections 83.49 and 83.43(12) (2020). This company is shady. If you’re reading this, DO NOT RENT A PROPERTY OWNED BY RICH HOMES MANAGEMENT. (To the company, I’ll happily remove these if you return my DOUBLE deposit you unlawfully and for NO reason have withheld since I moved!). Avoid RichHomesManagement / Rich Homes Management Miami at all costs. Unless you like getting treated like dirt, forced to pay things you had no warning to throughout your lease with little explanation and all your deposit taken away against the law with no reasoning why.

I do not recommend this company because of the poor customer service from Anabel P., an agent at the company. If you have the misfortune of having to converse with him, you'll find that he is incredibly rude and aggressive. My landlord uses this company and when I called Rich Homes to have something repaired, Anabel blamed me for the problem, was very quick to cut me off on the phone and was just SO RUDE. This has happened on multiple occasions (not home problems, but him being rude on the phone) and for the sole reason of him alone I do not recommend working with Rich Homes. I think his family member manages the company so I don't think he's going anywhere.
