I recently had the pleasure of working with Umega Lettings & Estate Agents to sell my property, and I couldn't be more satisfied with the service they provided. Having previously worked with Umega to successfully let out my property, the transition to selling was seamless.

From start to finish, the sales team at Umega was amazing. They made the sale process as stress-free as possible, providing first-class service every step of the way. They supported me with the transition from letting to selling, joining the exit check on the property and advising on recommended work before listing it on the market. They also staged my vacant property for photography, making sure it looked its best.

The marketing materials were of high quality, including a virtual tour and stunning photos. Since I live four hours away, Umega handled all the viewings, which was incredibly convenient.

In particular I worked closely with two friendly and supportive members of the team, Danielle and Lynsey, who exceeded my expectations. Communication was excellent throughout the process. My dedicated sales team kept me informed with regular metrics and market updates and provided excellent advice on the advertised offer price and when/if to adjust it, they also promptly answered any questions I had. The team even recommended a removal company and a solicitor they regularly work with, making sure of a smooth transition to conveyancing.

I had a property inspection last week and it was very well done. I received an email prior to the inspection making sure to ask before hand on whether or not they would get access to the property. Kellie Ryan managed and underwent the inspection at the property and was very quick and thorough and explained why she was taking photos and also made sure to check the alarms to ensure they were working safely as well as checking the windows for any damage. Also, she notified me that another inspection is due between 6-9 months from this inspection which is reassuring knowing that everything is being taken care of in terms of property safety. Overall, I had a positive experience with the inspection done by Kellie.

The whole experience with Umega and their team was great from a tenant perspective. I dealt mostly with Claire, Ben and also had contact with Georgia. Everyone was extremely helpful, communicative and informative throughout. Claire was my initial contact at application/contract stage and Ben showed me around the properly and took so much time to answer all my questions and will be the property manager going forward. As is sadly so common as a renter, Umega fail to do their jobs while you're renting, and then fail to return your deposit.

We rented a flat in Edinburgh for around a year. In this time, we had a ceiling leak, which was never fixed (Umega sent about 5 people round over about 10 months to "look" at it, but never fixed it).

We extensively cleaned the flat before leaving. We were sent some photos of dusty skirting boards and dust between the slats of the bed frame (impressive attention to detail when they're trying to justify keeping your deposit), and they subsequently charged us for 9 (!!!!) hours professional cleaning.

We're following up in the small claims court, which as a reminder to others stuck in this situation, is surprisingly easy!

Overall had a decent experience renting with Umega. A special thank you to Nora, our property manager who was very helpful when we were moving out, and who went out of her way to return a house key to me which I had accidentally returned along with the keys of the property when leaving.

As a student who has rented with Umega twice with two different properties, the process has always been smooth and easy (both move in and move out). The tenancy team go above and beyond, they're always very responsive and happy to answer any questions or address concerns; any technical issues with the properties have always been resolved quickly. Kim has also been a huge help in our rental process, keeping us informed every step of the way.
Overall, I'd highly recommend them for renting in Edinburgh.

Millie at Umega informed me that the tenant at my property had requested that the existing broadband connection be upgraded to full fibre broadband. I knew nothing about full fibre broadband installation, and so I wanted to know exactly what I would be agreeing to. Millie was helpful in addressing any concerns I had, and promptly contacted the tenant with any questions I had. Millie was quick to let me know the tenant’s responses. I happily gave the go ahead feeling I was able to make an informed decision.

Umega have just let my property. From the first contact made with them the service provided was exceptional. They guided me through the whole process with regard preparing and having all relevant paperwork in order. Taking away any potential stress in hand. The whole team involved where always at the end if the phone and ready to help. The property went onto the market and within 24hrs potential new tenants where going through there checks and are now residents. Well done Umega.
